Building your dream home should be exciting, not overwhelming. At Neptune Homes, we guide you through every step of the building process, from selecting the perfect design and finalising your floorplan, to watching your home come to life on site. Our experienced team is here to make the journey clear, stress-free, and enjoyable, ensuring you understand each stage and feel confident in every decision. Whether it’s choosing fixtures and finishes or scheduling inspections, we’re with you from concept to completion, helping turn your vision into a home you’ll love.

Guide To The Process - Pre-Construction

Stage 1: Planning Your Dream Home

Exploring our range & new home estimate

Work with your Neptune Homes Consultant to match your vision and budget with a design, providing your land details to receive a personalised, free New Home Estimate.

Signing new home estimate and deposit

Proceed with your New Home Estimate by signing and paying the deposit, while your Consultant arranges site assessments and Head Office prepares your preliminary contract and drafted plans.

Preliminary contract

Review your PC1 and plans, confirm by email if they’re correct, or request changes for a revised PC2, then approve by email to move to the next stage.

Contract signing

Your HIA contract will be prepared and presented for signing, and once accepted, your first progress payment is requested to begin the pre-construction process.

Stage 2: Contract Confirmation & Next Steps

Welcome to Pre-Site

Your Pre-Construction Coordinator will guide you through approvals, while your Envision Studio Consultant arranges colour selection appointment.

National Tiles Appointment

Choose all your home’s tiles from kitchens to bathrooms and floors at your National Tiles appointment, selecting from a wide range of colours, sizes and finishes.

Envision Studio Appointment

Meet with a qualified Interior Designer to finalise your cabinet designs, materials, colours and finishes, including your roof, windows, appliances and paint.

Finalising Your Approvals

After finalising your colour selections, we’ll apply for approvals and, with proof of land ownership and finance, your Pre-Construction Coordinator will keep you updated.

Authority To Commence Construction

Once your Building Approval and ACC are received, you’ll be added to the build list and assigned a Site Manager.

Guide To The Process - Construction

Stage 3: Building Begins

Site Start

Once all conditions are met and the ACC is received, your build will start within 20 working days, with your Site Manager contacting you beforehand to guide you through the process.

Base Stage

Your block will be prepared and the base stage completed, with a 15% progress payment due once the concrete slab is poured.

Frame Stage

Your home takes shape as walls and roof trusses are installed, and a 20% progress payment is due once Frame Stage is complete.

Enclosed Stage

Enclosed Stage locks up your home with walls, roofing, plumbing, and electrical in place, with a 25% progress payment due once complete.

Fixing Stage

At Fixing Stage, tiles, cabinetry, and design features are installed, with a 20% progress payment due once complete.

Stage 4: Final Touches & Handover

Practical Completion

At Practical Completion, your home is inspected for quality, any defects are resolved, and the final invoice is arranged before handover.

Handover

Once your balance is paid, your Site Manager will conduct the on-site handover and give you the keys to your new home.

Our Neptune Homes Warranties and Maintenance Team are here for you, providing care and maintenance during your 12 month warranty period.
